You’re not just browsing listings.
You’re trying to picture your real life here.
You’re wondering:
How long will the commute actually feel in January?
Are the schools actually top ranked, or just talked about?
How far is CHEO if something happens at night?
Will we meet people?
Will it feel too suburban?
Will we regret not staying closer to downtown?
If you’re relocating to Kanata from another province, you’re also probably asking:

First — Where Exactly Is Kanata?
Kanata sits in Ottawa’s west end.
On a clear weekday morning without traffic, you can get downtown in about 20–25 minutes. During rush hour, it’s more realistic to expect 30–45 minutes.
In winter storms, add more.
Most households here rely on cars. Transit is available, but it isn’t as fast or frequent as downtown routes. If you work hybrid or remotely, the distance feels manageable. If you commute downtown five days a week, you will feel it.
Kanata Home Prices — What You’re Actually Paying (February 2026)
As of February 2026, recent resale averages in Kanata are roughly:
Freehold townhomes in the mid $600,000s.
Detached homes in the mid $800,000s to low $900,000s.
Executive homes in Kanata Lakes often exceed $1 million.
When people move here, they’re usually buying space. Garages. Driveways. Backyards. Larger square footage than they could afford closer to downtown.
If you’re coming from Toronto or Vancouver, this may feel reasonable. If you’re coming from a smaller town, it may feel high. It depends on your frame of reference.
What Kind of Jobs Are in Kanata?
Kanata is known for tech. The Kanata North Business Park is one of the largest tech hubs in Canada.
Common industries here include:
Software development
Telecommunications
Cybersecurity
Engineering
Defense and aerospace
IT infrastructure
You’ll also find residents who work for the federal government downtown, along with teachers, healthcare workers, tradespeople, and small business owners.
If you work in tech or engineering, living in Kanata can shorten your commute significantly. If you work for the federal government downtown, you’ll need to factor in travel time.
Let’s Talk About Schools
For many families, this is the reason they even look at Kanata.
The most talked about public high school is Earl of March Secondary School. It consistently ranks among the top public high schools in Ottawa. It’s known for strong math and science performance, Advanced Placement programs, and a high percentage of university bound students. Homes in its catchment area are in high demand.
For Catholic education, All Saints High School is often mentioned. It has strong academic outcomes and competitive sports programs.
Holy Trinity Catholic High School is another option, known for a balanced academic approach and arts programs.
At the elementary level, schools like Kanata Highlands Public School, W. Erskine Johnston Public School, Stephen Leacock Public School, and St. Anne Catholic School are frequently requested.
School rankings change year to year, so always confirm with the board and verify catchments before making a purchase decision.

What Happens If We Need a Hospital?
Kanata does not have its own full hospital inside the community.
Most residents go to Queensway Carleton Hospital, about 15–20 minutes away.
For major trauma care, The Ottawa Hospital is about 25–35 minutes depending on traffic.
If you have children, you’re likely thinking about Children's Hospital of Eastern Ontario (CHEO). It’s located downtown and typically 25–35 minutes from Kanata without traffic.
Evening and overnight wait times at CHEO during peak illness seasons can exceed 17 hours. That isn’t unusual during high demand periods, but it’s something families should be aware of before moving.
There are also walk in clinics and urgent care options within Kanata for non emergency needs.
Is Kanata Safe?
Kanata is generally considered one of the safer parts of Ottawa. Most reported incidents tend to be property related rather than violent crime. Many families feel comfortable walking their streets and sending kids to nearby parks.
Is Kanata Boring?
Well.. It depends.
If you’re used to walking out your door and choosing between ten restaurants, live music on a random Tuesday, or patios packed until midnight — Kanata will feel quieter.
There isn’t one main street full of bars. You don’t stumble into nightlife. You plan where you’re going and you drive there.
But “boring” depends on your stage of life.
If You’re a Family With Young Kids
Your weekends will not feel empty.
You’ll be driving to:
- Hockey at 7am
- Soccer at 9am
- Swimming lessons in the afternoon
- Birthday parties at indoor play centres
- Costco on Sunday
You’ll rotate between:
- Splash pads in summer
- Skating rinks in winter
- Playground meetups after school
- Movie nights at Kanata Centrum
- Community events and seasonal markets

Compared to downtown Toronto? Yes, it’s quiet.

The Neighbourhoods In Kanata Feel Different
Kanata is not just one single atmosphere. It's broken up into different pockets and they each feel different.
Kanata Lakes
- Mostly detached homes, many with bigger yards.
- Close to Kanata Golf and Country Club.
- Walking paths and parks inside the neighbourhood.
- A mix of older executive homes and newer builds.
- Quiet streets most of the time, especially on weekends.
- Close to big box stores and shopping near Tanger Outlets and Hazeldean Mall.
Beaverbrook
- One of the oldest parts of Kanata with mature trees and larger lots.
- Many families like it because houses are spaced out.
- Sidewalks and parks make it easier to walk with kids or dogs.
- Borders on green spaces that are good for biking and trails.
Bridlewood
- Townhomes and detached houses in a family oriented layout.
- Lots of playgrounds and several schools inside or close by.
- Bridlewood Shopping Centre has grocery stores and everyday shops.
- Close access to the 417 Highway if you work outside Kanata.
Morgan’s Grant
- Easier access to the Kanata North Business Park.
- A lot of professionals live here.

Katimavik
- Older, established neighbourhood with more affordable home options.

- Close to shopping on Katimavik Road and Hazeldean.
Emerald Meadows
- Newer builds and subdivisions.
- Many families drawn by newer schools close by.
- Pocket parks, pathways, and community green space.

You won’t need to leave Kanata for daily errands or for weekend shopping, unless you're looking for something more specific.
Kanatas Major Shopping Hubs:

- Grocery options like Metro and No Frills nearby.
- Hazeldean Mall

Things to Do

Kanata officially became a city in 1978. It merged into Ottawa in 2001. It was originally called March Township. The name “Kanata” comes from a Huron Iroquoian word meaning “village.” It was designed from the beginning as a planned tech focused community.
